11. Always stage vacant homes.
Contrary to popular belief, vacant rooms do not look larger. Empty spaces actually look smaller than they really are. The eye has nothing to use as a reference point. Therefore, always stage a vacant home.12. Remove items that represent controversial topics.
Replace any items that are personal, religious, political, or potentially controversial in nature. You want to appeal to as many buyers as possible. It's not worth the risk of offending some of them.13. Add pops of color with accessories.
Items such as towels, blankets, candles, and vases are inexpensive ways to add color and because they are not permanent, buyers won't worry if they don't like the color.
14. Include fresh flowers or plants, both inside and out.
Greenery always has a way of adding life and energy to a space. As you start staging, you'll probably come up with additional ideas, depending on your particular home and circumstances. The goal is to grab the attention of as many buyers as possible by appealing to their five senses, as well as their emotions.
