Say the city has a size restriction of 120 square feet for outbuildings that can be built without a permit.

When you get the bids back sit down and check the pricing to make sure that all the bids included the same amounts and quality of materials and then pick the price that you feel is fair.
Sometimes the person putting all the prices together off the materials list will miss a item or quantity which will unfairly make the price too high or too low.
Double check the material types and quantities of all the bids you get back.
If they substituted a material with something else you should call and ask them about it.

Pick The Place To Build Some of this work is done when talking to the city about building a shed.
Many areas have setbacks from that do not allow you to build a shed too close to a house or other structure.
Use the information from the city and then talk to your family members to locate the best spot in your yard for your 10x12 shed.
Some items to consider are to keep it out of high traffic areas, don't let it shade your garden and do put it in an area that you can access easily so you can get your things in and out of it easily.
