The UnFolding - The Real Estate Job Market

By now we are all pretty much worn down and worn out. We've taking a beating and it's hard to get up but we have to. We are all hunters or gatherers by nature whether we're hunting for that next big deal or gathering up the opportunities at hand. This is how we all define ourselves as real estate professionals. For the past year+ there has been nothing to hunt or any crops to gather. It's been quiet and it's robbed us all of our purpose. I've felt it the same as all of you. Yet there is finally a small light on the horizon. It gives us hope that we can sharpen our arrows and weave our baskets once again.

Ok, enough of the abstract talk. The market "appears" to be moving again but only for those players still left at the helm. JVs are forming, Pension Funds are lending and the tipping point is soon at hand. We all ask "will there be hiring?" The answer is yes, but it's complicated. We have a massively deep bench of talent in every facet of the industry and a supply versus demand ratio that is not tilted in our favor. For every 1 position there are hundreds of qualified people. That means the first few companies that find themselves in a hiring need will be able to pick at their leisure.

The first few candidates to get chosen off this deep bench of talent might go sooner but they'll also go for a bit less than the second and third rounds. That's because as each person that comes off the bench and back into the market reverses our supply versus demand ratio. Demand will slowly but continuously grow until the supply starts to dwindle. That stabilization will be a healthy job market.

At this point I'll be very happy to see the first round get picked up. Some sign that our sector of the economy is rebounding. At any rate that's how I expect it to unfold. Right now is a good time to meet people over coffee, attend a few conferences, get back in the minds of those that will be doing the hiring. It's still a few months away but it's closer than it was a year ago.
