Will Joe and Dawn win the struggle to save their home from foreclosure?

A few years ago my friends Joe and Dawn bought their first home. Instead of starting small and waiting for a few years, they were able to buy their dream house right away. Homes were going up in value quickly. They felt if they didn't buy right away, they would never be able to afford a house. They had to accept a high house payment but they figured they would be able to make it if they budgeted other things. If they ever found out they couldn't make the payments, they could always sell the house and make a small profit.

Then Dawn got laid off at work. At first they didn't worry too much. Joe made enough to cover the house and car payments. They would have to stop going out to dinner or going to a movie but it would be temporary until Dawn found a job.

A year passed. The talking heads on TV said this was the worst recession ever. Dawn still hadn't found a job. They started fighting a lot. They were late on a couple of house payments. At first it was no big deal but one month Dawn had to go to the dentist for an emergency root canal. They missed their house payment. Now they were a whole month behind because every payment they did make went to cover the month before. Their credit cards cancelled their accounts.

They called their bank but the person wasn't very helpful. She wasn't even sure if they had a loan modification department. She kept sending them to the new loan desk. The people in the mortgage refinance department told them they could never refinance a loan for more than their house was now worth without coming up with a bunch of money.

Like you, Dawn wanted to call a loan modification specialist but was afraid what everyone would say as well as Joe. When she finally asked him he got angry. He said he had read all about loan modification scams. He was already losing his house, he didn't want to lose his bank accounts too. He didn't know there are now loan modification laws and rules that govern the home mortgage modification industry. Some states even require licensing.

Dawn filled out an online application one day while Joe was at work. To her surprise, someone from the company called right away. They discussed Joe and Dawns situation. They were so nice. They explained that losing a job was the perfect reason why the bank should modify their loan. They knew exactly who to talk to at the bank. They came up with a loan modification plan and sent out forms for Joe and Dawn to fill out.

At first Joe was angry. It took a lot of yelling and screaming and even some tears before he agreed to try to save his home.
