This is also a time consumer…I spent hours every day.
If and when you do find a note holder you will then need to sell them on the idea of selling their note at a discount. So yes, there is selling involved. The work is "busy work" contrary to what is said. You will need all the same information that a real estate agent would need because an investor will want to know the ends to his means for sure. Although there is "no cost to you" other than the program itself, there is a lot of information in these books that tells you to become an investor yourself, which can be good…and bad.
Remember you are also in competition with banks like Bank of America, Wachovia and a plethora of others, you are not the only one in the real estate game. Banks have had this niche business forever and have the advantage of money and influence. You are competing with them. I did make some money but after breaking down the hours it was not worth the work.
The secret to this business is being the first one to the note, and believe me when I say this, but you are not alone looking for it. Real estate is always a good business to be in, even when it is slow, note brokering however is long hours and hard work.
